leaving a fixed term tenancy before the contract ends

I have been in this position. Twice. It really sucks but as far as I could figure out the agent is correct. You are liable for all rent etc until they find a new tenant. The tenancy will not end (and therefore you will not be entitled to your deposit back) until that happens.
It is therefore in your interests to make it as easy as possible for them to find a new tenant asap. Eg by allowing viewings, keeping it looking nice etc.

Do you claim housing benefit? If so, you can claim it for both properties for 4 weeks. It might help a bit.0

Do you know anyone who might take up the tenancy, or put word about? If you can find someone that the LL would approve of that might make things easier for you and LL.0
