Has anybody invested in the legal and general UK Property Fund?

How does it perform?

    By the way if you haven't got other investments then you should consider your overall portfolio as a whole and what assets you have to give the risk profile you want. This fund isn't one that you would put all of your money into.
    Remember the saying: if it looks too good to be true it almost certainly is.

    I'm just looking about as I'm new to this so not rushing into anything. Just trying to see what works and doesn't, its all very confusing and I'm an engineer lol

    Check the small print. When I invested in a property fund many years ago a standard condition found with property funds in those days was the ability of the fund to delay repayments for up to six months (not easy to sell an office block quickly if the fund is faced with a lot of investors suddenly wanting to withdraw).



    I have absolutely no idea if this is still the case nowadays.
  • No but I've invested in Legal & General shares and done well plus they still yield over 5% even after the latest share price gains.

    6.1% annual return, but then you don't know how much I have invested and when so doesn't mean much. Performance data is available from any platform that offers it.

    One annoying characteristic is the swing pricing mechanism whereby they adjust the price by around 6% from day to day depending on whether there has been net inflow or outflow of money that day.

    Not as if you can sell a commercial property in a day. If investors decide to withdraw their cash en masse.

    You might want to consider investing in a L&G Multi Index fund. These are mixes of shares, bonds and property at a relatively low cost. The fund series is available for various risk/reward profiles.

    Weightings into your property allocation are quite low at the moment. Typically single digits. Once you have decided your 3% going into property, what are you doing with the other 97%?
