Buying a one bed house VS. two bed flat

Hi,

I'm a first-time buyer and I'm currently trying to decide between buying a one bedroom house with a garden etc (freehold) or a two bedroom flat (leasehold). Both priorities are within my budget and I will be living on my own so I do not have a need for a second bedroom.

Would I have trouble selling a one-bed house in the future compared to a two bed flat? I've not seen any other one bedroom houses for sale in my area and have been checking Rightmove on a daily basis for around 10 months.

    For resale it's quicker to sell a 2 bed flat than a 1 bed house.

    But a 1 bed house is "better". Nobody's telling you to cough up £££ because it's time to paint the railings outside, if your house had railings you'd decide if they were done this year, at what price - and might even have a go yourself.

    If the prices are comparable, then for living in a two-bed flat gives you more flexibility as you can have guests or some financial income from a lodger.

    Having said that I think the hassle-free freehold nature of the one bed house might not give it more resale value but might attract more interest and simply be easier to sell on.

    It all depends on whether you value it more as an asset or as a home.

    There are a few 1 bed houses near me. They seem to sell quite quickly. They are quite a good size with reasonable size gardens.
    Debt 30k in 2008.:eek::o Cleared all my debt in 2013 and loving being debt free :)
    Mortgage free since 2014 :)

    House every time. Round me 1 bed houses don't rise massively in value but they sell relatively quickly as single people/low wage couples can buy them, whereas flats seem to cost more to buy, take longer to sell, and offer much less.
    An answer isn't spam just because you don't like it......
