I can't see whether the utility room has space for a washing machine, tumble dryer and dishwasher and there's no mention of them.
The big sofas make the lounge and family room look cramped, and your dining table only seats 4. For a five-bedroom house many buyers would be looking to seat 6 at the table as a minimum.
The 'mural' bedroom needs the bed and desk moved and to be shown as a double. The next bedroom is too small as a double as there isn't space each side of the bed. That would be a better place for the desk and show it as a double-for-single-occupancy. The other bedrooms look small too (and one isn't shown as a bedroom at all).
Switch the TV on in the bath (!!) as I thought it was a mirror.
I haven't compared the sq footage, but I think the problem is it's priced as a 5 bed house, but it's actually quite small (or it looks small). There are a lot of lovely spacious 4-bed houses within 3 miles at c. £240k and unless someone actually needs the fifth bedroom, I think many potential buyers would consider those to be better value.A kind word lasts a minute, a skelped erse is sair for a day.0 -
No views means the demand isn`t there for the area, or it is too expensive for what it is for the area. It looks fine BTW, but so do lots of other houses, people are not going to "panic bid" nowadays,the bank won`t let them even if they wanted to, that era is almost historical now and there will be Phd`s written in the future on how silly things got in the run up to 2008 and the subsequent attempts to keep it all afloat at bubble prices.Knock 30k off and see what happens.0
