You sent that message? I'm confused. What was your solicitor's actual reply?
You wanted access before completion (possibly even exchange) to move some boxes in early?
I'll be stunned if your solicitor replied to that saying 'great idea!'. It's not advisable to try to gain early access. Is the property currently empty or occupied?2024 wins: *must start comping again!*0 -
For what it's worth, I'm currently a FTB awaiting completion myself on a property with no chain, and I'm more than expecting to have a month where I'm paying both rent and mortgage. I won't even think of putting my notice in until everything is agreed.
Yes, its an extra cost, but ones that factored it. It also means I should hopefully have a month to move things bit by bit and do any odd jobs that need doing without the stress of it all having to be done on the one day
I think you'll have to chalk this one down to an expensive lesson learned and take the hit on some temporary accommodation, or possibly even speak to your landlord and ask if they can extend your lease a few weeks? I know they've got someone lined up, but they might also be willing to wait.

Again another great answer but hindsight is an awful burden at this stage. I just feel we should have been given this advice by our solicitors. It would have been no problem to arrange.
Unless they actually advised you to do this (you say you specifically asked them but you've yet to say what they said in response) I feel like you're expecting a bit much. Your solicitors are there to advise you on legal matters related to the purchase, not on how best to organise your physical move.
It's the kind of thing you can find out about from sources like online house buying guides, books on house buying from your local library ... forums about saving money when buying houses.
I mean, if they did say it was a good idea to give notice for the estimated exchange date, I'll eat my words. If they said that, then you were very poorly advised and are right to be upset.0 -

Again this is the issue for paying for services but not being given any advice as FTB we read about doing a key undertaking to help assist with moving items/gaining access during the day.
It is worth noting that this apartment is next door to our current rental.......so for the date to be delayed we now need to move items into and out of storage when all we originally planned to do was walk them in over the course of a weekkend ........0 -
Don't book removals until exchange. Nothing is guaranteed. I don't think the solicitor is liable for those costs.
Not always possible as exchange is more often than not these days very last minute .
But . we own a removal company and will 'pencil' people in and unless its very very busy can normally cope with last minute changes in moving dates ...........sadly most people moving house these days deal with the delays the OP has mentioned , we have had people not knowing until the day of the move that its all going through !!
We will only ask for payment the day before , as I feel its dodgy practice to take peoples money too far in advance , and we do know of removal companies who have taken the payment in full , then they cant do the move , meaning the customer will have to pay another company before getting a refund .
removal company's should offer a cancelleation waiver fee , as in theory the terms and conditions ( pretty standard across the industry ) will say the later the cancellation is the greater % of the moving fee you will pay , the waiver fee covers this

if it's any use I have recently completed on my house purchase, empty house and no finances needed .. my buyer is irrelevant although cash but going into airbnb if necessary...and it was very necessary.
What should have taken a few weeks at most took 13 very long weeks
Wasn't due to solicitors it just happened that way beyond legals control ...it happens .
A "normal" process expect it to be 12 weeks , maybe a bit longer , maybe a bit shorter...but never ever terminate a rental before exchange0 -

Also, general advice is to have some time between exchange and completion so you have time to organise removals etc once dates are fully confirmed.
Exchanging and completing on the same day or even in the same week would terrify me in case it all fell through.

You keep referring to the "exchange/completion date", as if that were one date. Those are two very different dates. In fact, exchange isn't a date you plan in advance - it's just something you do as soon as you're ready, and at the point of exchange, you fix the completion date. That's why you don't give notice until you've exchanged.
People have talked about asking your landlord if you can actually stay a little longer, and that's very sensible. Strictly speaking, if he says "no", you can actually just stay anyway. Giving notice doesn't actually end your tenancy until both (a) the notice expires and (b) you leave. If you don't leave, the landlord can't make you, though he CAN claim double rent.
