You say the service charge isn't in the lease, so where is this 4% clause coming from?

I will quote you solicitor report wording on lease and what this letter says...
its a estimated cost for your area Gardening and/or tree work, under description.. these are for gardening companies that provide your service. This also covers making sure the trees on your estate are safe and by carrying out tree surveys and maintainance. on back of paper... 2) your lease sets our your obligations to pay service charges to your landlord in addition to rent. Service charges are amounts payable for services, repairs, maintainance, improvements to the extent that costs are reasonable incured.

service charges inc the maintainance and management of internal and external communual areas, They reflect the actual cost of providing the services you receive.

there is no formal service charge requirements in the Lease.
I am pleased to inform you that there is no clause in the Lease allowing the Landlord to terminate should you become bankrupt or Insolvant.
oligations created by the lease:
1. to pay rent and insurance rent (buildings)
2. on demand to pay a share of the cost of the management of the Association
3. to pay any taxes assosiated with property
4. keep good repair
5. dilapidation notice stuff
6. to insure property via the association
7. to not make alterations without concent
8. to pay a reasonable proportion of the cost of repairing and maintaining anything common to the property
9. to not sell without consenting Guinness.
