Offered asking price and seller still thinking

    There's also the very high possibility it is the agent advising them to hang fire. Remember who they work for. A week isn't a long time and if it has been on the market before they may be wanting to chase up some previous interest.

    I agree to the above. Spell it out the offer is there because you want the house and you are ready to begin the process.

    I would give them until Tuesday then drop the price

    That is very unlikely. The EA works for the EA. They would much rather have a simple, no complications sale than **** about for the sake of an extra £50 commission that may all go pear shaped anyway.


    This is all advice too late but the only thing to do with an AP offer is state that the quid pro quo is, they take it off the market and stop accepting bookings. I am with others who would say the offer expires pretty soon. Tuesday seems reasonable. At the moment you arent a buyer, just someone being used to leverage a higher price.
  • Thanks for the advice especially John g Johns. When we put in the offer for the asking price we did stipulate on the basis that it was take off the market immediately. It wasn't an emotional decision to offer full asking price, for the sake of a few grand we preferred a quick process with a win win for both sides. We wouldn't have and will not get into a bidding war on the property, the asking price is our only offer as we were more than fair because we didn't offer under and we are first time buyers. I have emailed the agent again today clarifying that a couple of days is our deadline also, we have numerous viewings booked for houses next week, so if they haven't accepted by Tuesday we will significantly lower our offer.

    Stand your ground, because no one else will for you. Vendors are looking after them selves so should you

    Good, very sensible.

    I’d try to be polite, and let them know that there may have been a misunderstanding, and would they be so kind as to get back to you with a yes or no in the next day or so so that you know where you stand.
  • If you've added a condition and they don't meet it then you can withdraw your offer our lower it. Put in another offer -10k and tell them is to give them 48 hours to consider.

    Crikey. In what world is a vendor wanting a few days to consider an offer ‘messing around’? I wouldn’t accept an offer from someone who tried to rush me into accepting.

    My vendor rejected a higher offer for my current house because he felt bullied. He was given 24 hours to consider and told the offer would be lowered after that. Worked out well for me.

    At the risk of stating the obvious, a higher offer. Around here houses pretty much always go for over the asking price. If they’ve got other people booked in they’d be mad not to see what they might come up with.

    It’s not first come first served.
