    I'm getting a couple of roofing companies out to have a look and give quotes as well as a wall tie company. I'll keep everyone updated, wish me luck!
  • For comparison, we had a three-bed terrace in York re-roofed with new battens, felt underlay and Welsh slate tiles two years ago and it was about 6500. That was the lower end of the quotes.
  • For an update, we had a couple of roofers come to look, both had been told of the spray foam but they only looked at the roof from outside the property - and both concluded only tiles needed replacing at a cost of around £200.

    We also had one company check the wall ties and funnily enough they said they don't need replacing, which is a bit confusing when reading back at the survey at the extent of issues it seems to highlight around the brickwork. I think we'll get a second opinion on it.

    You absolutely must get them to look inside the roof at the foam. It will be a huge difference if the foam is sprayed on eg. featherboards or felt under the tiles, or directly on them. If the latter, then they won't be able to replace just the tiles so you can expect much more than £200!
  • Quite timely this. Just had our building survey back on a property that we really like and it's got the dreaded spray foam coated on the underside of the roof. Our mortgage lender (Santander) is also not happy with and wants proof that building regs have been followed.

    My current position is that unless the vendor removes the foam (which will likely be a full re-roof) then we're out. Shame as we are already in over 2K but I don't think it's worth the risk. We plan on this being our final home but things change and with the foam it would likely be difficult to sell on. Until the foam is removed, I've no idea if the wooden structure is suffering rot, just too many risks / unknowns.
