Cooling off period after contract exchange?

    Cooling off is that 6-25 week wait between having your offer accepted and exchange of contracts.

    In some countries you only have 48 hours after the offer is accepted to pull out otherwise you're locked in, so I'd say the English system is rather fair in regards to cooling off.
  • The other thing to consider is that buyers remorse is very common. Understand that these are normal feelings ahead of a big upheaval to your life, then embrace change and move on to your new home and next phase of your life.


    After coming this far, despite any costs, you will feel greater regret if you pull the plug now, assuming you had carefully thought about and planned the move in the first place.

    Unless it's a new build and you've exchanged contracts weeks ahead of the sale, there may (big 'MAY'!) be a way to get out if they run late or something.


    Guessing it's a 'second hand house' though, in which case, your question has been answered above.

    It is, assuming they're talking about the same one they were in the process of buying a few weeks ago.
