You are making very good points and as a matter of fact that's what he has been saying until now "I don't know what type of concrete it is..." I am not putting in another application until I know for sure what type of concrete it is, so he will have to carry those tests if he wants to sell. My fears are that he won't sell (he is letting is at the moment) and I won't have any house to buy... But maybe it's for the best... Such a stressful process!0

If he's letting he is probably minded to let it run until he finds a cash buyer or one with a cooperative lender. I would anyway. And if you think this is stressful will you always feel good about the house even if the concrete gets a good bill of health? What if the report is wrong?
Will the caveats in any report you get mean you are still hung out to dry if it goes wrong? "to the best of our knowledge it appears to be..." , "cannot fully be sure", "sometimes deterioration is not evident for many years", "according to the limited samples we were able to take", "some areas could not be inspected" etc etc.
In my naiver youth i was caught out by a completely useless survey due its numerous "get out of jail free" caveats that cost me perhaps £10k in today's money so maybe I'm somewhat prejudiced about survey reports
Just be careful and make sure any price you pay now reflects the lower price you'd get when you sold it even if it was in tip top condition. Good luck !0 -

How did this pan out?
We’re currently trying to purchase a “non standard construction” property too.
We originally applied with HSBC, whom after valuation wanted us to double up our £40k deposit to loan to us.
Our broker went away to do some research and actually came back with Barclays being the lender to go to as they’ve “no issue” with this type of property?!!
We applied just over a week ago, and they’ve not done the valuation yet but reading this, I’m now more stressed than I was!!0 -
