Can I quote anything legal to her if she says she can enter the house at any point with or without my permission? I know I can change the locks (I'm calling for some quotes this afternoon), even though it states in the TA that I can't. But if I had some words to quote at her that would help.
It's easy to change the locks yourself. You just need a like for like replacement and a screwdriver. There are plenty of videos on YouTube showing you how to do it.0 -

1. Open your door
2. Unscrew the lock from the centrepoint (1 lock screw)
3. push out the lock
4. fit new lock
5. put the fixing screw back
done.
Here's a good quote: "Go away or I'll call the police."0 -

That's basically the sum of this situation. Quote it at them if they start taking the Michael! (If you decide to let them in to take photos, and you feel like being surreptitiously cheeky, print a copy and put it up on the wall/fridge.)

They can set whatever terms they want; but the law doesn't require this.

I have a friend coming tomorrow so we're going to tackle it together.
LL has texted to say she won't be coming on Monday, just the estate agent will. She said she has an important meeting instead. I'll still be here though.0 -
Your tenancy does not end or become invalid because the landlord changes. Your tenancy continues on exactly the same terms.
Your tenancy agreement should say under what circumstances the landlord can enter the property, inspections, viewings, etc. Legally your landlord must give you 24 hours written notice before entering the property. If you feel your landlord is harassing you keep a log and contact the police - harassment is a crime.
