First post so sorry if this is not in the right place.
My girlfriend and I have decent salaries high 20s and have seen a house we love £275K. We have a 15% deposit and already have a mortgage in principle, both our credit ratings are very good also and therefore it sounds like we will have no problem on the face of things.
Now, we weren't planning on moving anytime soon and therefore my bank statements have ALOT of betting transactions we are talking £1000's (This is due to matched betting which I have done over the past 4 years and have been very successful from it).
Since we fell in love with this house I have stopped matched betting and my bank statements have almost been clean for a whole month. Yes - I stupidly did this from my main current account.
I'm an Accountant and my Financial Advisor in work said that some lenders only require to see one month bank statement which would be fantastic for me.
Has anyone had any recent experiences of only needing to send one month bank statements?
Thanks for any help!
It's good that you have a financial advisor (even if they are a colleague)
I would suggest that you should also have a mortgage broker. Then you would get the support to apply for the right mortgage product for you, taking into account number or bank statements required, and who knows what else, ("variables" you called them...)
However, you said you aren't planning on moving anytime soon, and that you stopped match betting a month ago. So is this bank statement thing even an issue at all I wonder?Feb 2008, 20year lifetime tracker with "Sproggit and Sylvester"... 0.14% + base for 2 years, then 0.99% + base for life of mortgage...base was 5.5% in 2008...but not for long. Credit to my mortgage broker0 -
Sorry I mean't to say we weren't planning on moving, but then we seen this house and now we are planning on moving (to try get this house).
Therefore its either i find a Mortgage which only requires 1 month of statements, otherwise if they ask for 3 I'll definitely get rejected.
Just wanted to see what people had recently been asked, but clearly this varies massively!0 -

Ah I see. Well for me, unless your situation is very straightforward (and yours isn't with the bank statement thing, and maybe being in a hurry, and being a FTB etc), using a broker is the best way. They know which lenders requires how many statements, and how long applications can take etc based on experience.
It's up to you, but even from reading your post #8, I think you'd find it very helpful.Feb 2008, 20year lifetime tracker with "Sproggit and Sylvester"... 0.14% + base for 2 years, then 0.99% + base for life of mortgage...base was 5.5% in 2008...but not for long. Credit to my mortgage broker0 -
Why don't you use a broker who will establish the lender offering the best deal where bank statements aren't requested?I am a mortgage broker.
