Driveway and access - new development

Hi all. We are progressing with the purchase of a new build at a new development. The house comes with a driveway and garage and our drive will be accessed from the existing main road. Reading a thread on here made me realise that there is currently a standard kerb where access to the drive will be. Does anyone know if developers usually arrange for a dropped kerb so we have the right to access our drive over the existing pavement? Or can the developer ignore this fact and make it our issue to resolve?

You need to get this clarified and resolved before you progress much further with the purchase. There is a risk (though unlikely) that the highway authority haven't agreed to the dropped kerb, and possibly (but also very unlikely) that the garage and driveway don't have planning consent.
The more likely scenario is the developer has asked the council to arrange to drop the kerb and it is somewhere on their 'to do' list.
You (or your solicitor) need to ask questions, and get confirmation of the date by when the dropped kerb will be finished. (and personally I would insist that is before your completion date at the very latest)"In the future, everyone will be rich for 15 minutes"0 -
As above, get confirmation in writing before making any commitment. Take nothing for granted.0

For a property transaction, confirmation in writing probably isn't enough - it needs to be stated in the contract.
So you need to ask your solicitor to ensure that it is part of the contract.0 -
