Estate Agents? Immoral/illegal or uncaring

  • The only consolation for the OP is that since the Estate Agent have found a ready and willing buyer (and it sounds like in a position to exchange) the vendor may well be on the hook for the EA fees anyway.

What wasn't made apparent to us until we got closer to exchange is that they had not made any offers on any property and are completely unwilling to move into rented accommodation.
Why did you not ask about this before spending any money?
...and instigate you paying solicitors fees...
They EA didn't instigate anything. It was your choice (and a pretty foolish one at that) to spend money before the chain was complete.

I'm afraid this all could have been avoided if you had asked the proper questions earlier on.

Your perspective appears to be to accept an offer, but provide nothing in return beyond the most basic acceptance.

No agreement to move forward, no limit to how long your process of looking will take, and presumably no agreement on contract terms and F&F until you've found something.

It's as if a buyer has gone into Tesco for a can of soup. Tesco agrees to take their money in exchange for the can, but won't tell them when they'll get the can, what the price will be when they get it, what the size of the can will be, nor whether it will be a standard-sized can.

Honestly, I don't know why the good folks of E&W haven't petitioned Parliament for changes to the system before now...

Maybe you missed the part where I said the buyers are aware we haven't found anywhere suitable? My buyers know exactly what's in the can, they've just pre-ordered a specific can and no-one is going to come along and swipe it from under their noses. That is what happens when there is a shortage of cans! Everyone assures us the market is picking up and our EA overlooked us when they put a particular property on the market which sold at the first viewing. It matched our budget and location but we missed out.
"Cheap", "Fast", "Right" -- pick two.
