Hi all,
Looking to buy my first house shortly with a 10% deposit, and probably looking to buy a house in the region of 70-80k.
I haven’t spoken to a mortgage advisor yet, but just wondering if I’ll get laughed out the door! My circumstances are as follows
Income - £25k per year
Credit score - “Fair” 721
I have 3x defaults all settled or satisfied. 2 are 4 years old and 1 is 2.5 years old. All small amounts (£200,£100,£50)
I have no debts, access to £2500 credit if I need to use it (3x credit cards) & I have a mobile phone contract and catalogue account in my name.
Will it be possible to get a mortgage?

You without a doubt will not be laughed out of the door.
I have a worse history then you, and I wasn't and felt even more confident after seeing my broker.
Ignore you Credit Score.

That’s reassuring thanks, did you manage to get your mortgage then? I’m also wondering what kind of rates I can expect, i know they won’t be the best obviously!0

Mine is a bit more complex, so I will PM you. As i don't want it taking over your thread.
The basic answer is, I never went ahead due to change in plan.0 -
You should have options. Possibly high street rates but you may need to look at the more specialist lenders.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it.
