New Build Barratt Home Extras

Hi guys,

I’m looking at putting a reservation down on a new build property. The properties appear to be selling fairly fast so I’m quite keen to get the reservation down and have the property taken off the market.

I’ve been told that because the property wouldn’t be ready until July, so far out, they cannot offer me free flooring and it seems as though they are not willing to budge on this. Given this, it may leave it quite tight in terms of having enough for the 5% deposit (using h2b) and having enough funds for additional costs, legal fees etc.

To me, it seems wrong to think that if I’m not willing to pay them the 3k they expect it to cost, or able to source the flooringmyself, they would allow me to move into a property with no flooring?

Has anyone heard of similar with Barratt and had them been flexible in the past? Any advice would be massively helpful.

    Of course it will have flooring. It will likely be made of concrete downstairs and plywood upstairs.
    When people replace carpets with laminate or carpet with carpet they not only have to put the new flooring down but remove the old and remove any furniture and they manage, so I'm sure you will be able to.

  • They will let you move in with no flooring, they also won’t allow a contractor sourced by yourself onsite to fit the flooring prior to completion and them handing over to you so this will need doing after completion of doing it yourself. They should let you/someone in to measure up closer to the time however, but it is down to the site team. I’m in process of buying a new build (completion August/September) and the upfront costs are fun, cash flow timings are very different to an existing property purchase, but hoping it’s worth it when I have the house of my dreams!

    We moved into a Barratt new build and didn't pay barratts for the flooring.

    We arranged with a fitter to attend site before completion to measure up and the booked fitting for first thing the day after completion.

    This saved us a fair bit of money and didn't cause any real inconvenience.

    I'd have been happy if the Barratt's house I bought didn't have over 50 snagging items that took 2 years of hassle to fix, and even then weren't all fixed.

    Keep a close eye on them building it - make sure they actually install the kitchen the right way round.

    just wondering, did u do the snag yourself or hiring an external professional one?

    I did it myself and should have hired someone. But identifying the issues wasn't difficult as it was things like "kitchen built in a mirror image of the plan", floors sloping, no grass in garden, garage structure not connected to its roof. So major things not just "tiling a bit wonky".

    It took letters to the MD to get them acknowledged, but (and this goes for any buyer of a new house off plan) these houses are built down to a standard/price in the minimum possible time by some of the shoddiest workers. All depends on the site foreman, and my site had 4 different ones in 8 months which says it all. So keep an eye on the building process if you can, and if you know a builder who can pop onto site with you, I would!

    Suffice to say this experience put me off ever buying a new house again, and certainly not from Barratts or one of the pile em high/sell em overpriced merchants.
