Land Registry Property Sold Prices Query

Hope this is on the right forum.
I have a general query about Sold House Prices.
Is there any reason why some house prices dont show on Land Registry? I am not sure how it works .I may be doing something wrong but a house I know has been sold doesnt appear on land registry. I have tried Rightmove who apparently get their information from Land Registry and it doesnt show there either.
Are there exceptions that dont report sold house prices? For example if its a commercial property? Is that exempt from showing a sold price for some reasons? Or can you just chose to opt out from having ti included on the Land Registry database.?

    I do remember that it was possible to find a particular record from the Land Registry dataset, when this did not show up in the conventional Rightmove sold prices. Oddly enough the property did show up in Rightmove sold prices, when using the other view (I think it was Map view rather than List, but could have been the other way round).
  • How long ago was the property sold? It can take 2 - 3 months after the sale for the sale rpice to be detailed online.

    I'm not sure whether some properties are exempt.

    Rightmove and all other commercial organisations get the data from the Land Registry. Not instantly, some illdomonthly downloads so there could be a delay.


    Plus Land Registry do not record prices for every property transaction.
  • My property isn't showing on Land registry online Sold House Price records or Rightmove.

    At the time we purchased (2012)
    our solicitor said we could opt for it to be listed in a 'price band' rather than an actual selling price. We said yes to this option and it doesn't appear anywhere...

    This may turn out to have been a poor decision, when we come to sell !

    Historical selling prices have no relevance to your properties current value.

    I had been tracking a house that rejected my offer, stayed on the market for another 6 months, went 'under offer' then disappeared...


    it was a probate sale and wondered would that have been likely to affect it? Any answers? Sorry to hi-jack - but its kinda relevant?

    Just because it's not showing up in the price data doesn't mean it hasn't been registered. You can check for yourself what your (or anybody else's) title currently says (though it costs you a few quid).

    Rightmove take about 3 months to show up from completion date. Sometimes Zoopla is a bit quicker. I know repossessed properties do have a purchase price showup on sale prices.
