Future extension, neighbour already has one

We are planning, at some point in the future, maybe two or three years at most an extension across the backof the house.
The houses are semi detached and both had originally lean to's built extending out with sloped roofs, where the downstairs toilet was tiled on both [the other part was just polycarbonate]
The neighbours have extended their house within PD but it has a flat roof which extends into the airspace over what would be the party wall.
If we were to extend, does this pose a problem with building, or it is easy to 'chop' it off and put flashing up? I can see they have vents in the roof part that overhangs because you can see their lights on in the night through it. It doesn't overhang by much, a few inches maybe.
It's been there as long as we've lived here, but not longer than ten years.

Are you saying that the wall is a party wall but the eaves or part of their roof overhangs your garden albeit by a few inches.
Also, do you still have the 'lean to' with the sloped roof?
Also, have you done a search on this site for similar issues - there are lots of relatively similar posts.

It's worth getting a planning team in to take a look. No point getting excited or making plans for it to be a no from them. I had a guy come and if you have the right questions, he was good at telling me what I'd be allowed and how to maximise the space I could extend on.0

Yes and yes and yes.
The original tiled sloping roof over their ex-downstairs toilet is still there and the flat roof has been tacked on to that on their side. Their roof has been cut in to the sloped part of our roof [which is the polycarbonate part] and their tiles overhang that part too.
They have build exactly in line with the wall forming the inside of our lean to
So basically, afer having read some of the linked to articles, get a PWA and leave the redesign of the roof which overhangs to the builder/architect and make sure their roof is waterproof....yes or no?Non me fac calcitrare tuum culi0
