From my experience: selling a house in London.
When we sold our first house, we had an offer as quickly as yours and we never renegotiated the price and stood rock solid. That worked fine. That was when prices were going up (early-mid 90s).
More recently, prices have stagnated. Neighbour put a house on market for a good price but a couple of sales fell through. Eventually, 1-2 years later, they sold for 14% less than first asking price. Greater London's not all rising at the same rate.:o

It's only been on the market a short amount of time so I would say thanks for the offer but we are going to allow other viewings to go ahead. If they really want the property they will either offer what you want for it there and then or wait.0

I would give them a number - eg 418 that you would be happy with.
just as you have a red line you are considering going below, they have one that they woudl go above0 -
OMG I am shocked that you would even consider accepting such a low offer. If I was selling at £450k I would want nothing less than £425k (the 5% the Agent quoted).
I must be of an 'older' generation that wouldn't have had the cheek to put in an offer that low anyway but it has made me aware, that when we come round to putting our house on the market later this year, that I will ensure we clarify with the Agent(s) what we consider a "don't even bother asking me" offer.0
