Cost of finishing Annexe...we got the first quote and WOW I am shocked. Help!

Hi Everyone

So we have bought a house with an unfinished 2 bedroomed detached Annexe. It's about 3-4 meters away from the back of the house, it has been built and has a roof on it, all windows and doors are in and all the steel beams are in place. Approx 10m by 5.8m.
We got our first quote back to finish it off, as below.

I would love some opinions on this quote. We are in North Yorkshire.

*Set up site with WC facilities and skip.
*Install new drains.
*Bring new services in from existing house. Water, gas and
electric.
*Insulate and screed floors.
*Build stud walls to create new layouts.
*1st fix plumbing for new bathroom, boiler and radiators.
*1st fix electrics and joinery.
* Insulate all areas as necessary.
* Plaster board and skim
* 2nd fix joinery. New skirting, architrave and doors.
* Install new kitchen. Kitchen supplied by client.
* 2nd fix plumbing. All sanitary ware supplied by client.
*Supply and fit new Combi boiler.
* Supply and fit 4 new radiators.
* 2nd fix electrics. We have allowed for 1 consumer unit, 16 double sockets, 4 switchesand 18 LED spot lights. All detectors to be hard wired.
*Supply and fit new uPVC fascia’s and guttering.
* Make good to ground externally.
* Clean down.
* Remove all debris from site.

£39, 660 + VAT
£47, 592

Any thoughts on this would be great. Our plan is to move into this Annexe whilst we get the main house renovated, but really didn't think it would cost that much?

    Sounds like mostly jobs you could do yourself with the help of Youtube and a friendly electrician. Do you really need gas?

    Our main problem is time, we both work full time and have a 3 and 6 yr old and no family/babysitters around to help! Plus in all honestly, we aren't the best at DIY however I do agree, I am struggling to see on there what it is that is costing all of the thousands?

    Good question on the gas. Our only thought is we would like there to be a bath in the Annexe (for visiting Grandparents) so thought we would need gas for this?

    Oh, well I would only bother with a shower in an annexe, but if you really want a bath, you could use a 'Fortic' hot water cylinder with an off peak immersion heater.

    Isn't it good practice to get 2-3 quotes? Compare with the others to see if it's a rip off or not.

    For "visiting" guests, Id not bother with gas, a huge expense for a few days use

    We use oil but come the summer months the electric immersion works out cheaper - 30 mins and a full tank of hot water that stays hot till all used


    A lot of that money is going to go where you cant see it. Insulation is mad now, but paying now saves long term

    Do you really need full gas CH? An immersion takes care of the hot water. Assuming that the annexe is self contained, it will have it's own metering, so I'd go for E7 with NSH's for the lounge and bedrooms. That should bring the heating and DHW costs down to about the same as gas, but with less capital investment and no maintenance costs.
    No free lunch, and no free laptop ;)
