would like a new gable room, but door to it would be form existing room.

Well have got an updated quote, build alone for £15k, they say that it works out at roughly £125 a sq foot.

The plans to get is through building control were over £1k
Then the piling
However with Mr Suki knowing whats what, he done the digging out ( friends digger ) and shuttered it and acted as labourer
So as DH is a well known and competent builder hes done 95% of the work himself, we have had to pay for plastering. Electrician and Plumber have done like for like - hes either helped or will help them
Neighbour is doing the internal chippy work and helped with putting up the plasterboard and felting the roof cos he wants a wall built
The reason we when for the extension was because Mr Suki was working at a house and they were quoted £55k for half the size of ours
Hes now going to help a friend to build their extension ( being paid day rates ) and it will still be half the price she is being quoted for
But yes, this part of the country is £50k at least to bring an extension is at under the planning regs0 -

You will definately need a steel lintel (RSJ) which may need structural engineer's calculations. It will be complicated (and thus significantly more expensive) to have it built to be flush with the existing ceiling, and it may not be possible to have it without wall stubs (buttresses) at each end.
If you have the ceiling height one option may be a new false ceiling below the beam across both old and new spaces.A kind word lasts a minute, a skelped erse is sair for a day.0 -

Thank you very much, as I am not at all familiar with how the ceiling would look after the RSI is fitted, and I don't have ceiling height to have a false ceiling underneath, will it look very unsightly or just a bit at ends where the Buttresses are fitted?
I was hoping that new ceiling would be as flush as possible with existing ceiling which is 8 ft high I believe, and new ceiling join with old wont stand out like a sore thumb.0 -

Thanks for that, and the horizontal RSi beam itself can be hidden above the join of the two ceiling of existing and new room, or will be below and boxed in, which I don't want at all?

It will be below and boxed in, unless you pay (quite a lot of) extra money to have the ground floor ceiling / first floor joists built into the web of the RSJ.A kind word lasts a minute, a skelped erse is sair for a day.0
