Hi everyone,
I am having some plastering work done around the house, ceilings and walls.
The plasterer just gave me this quote:
Dining room - remove coving , overboard ceiling , plaster to smooth finish , re-cove .
Living room - remove coving , overboard ceiling , plaster to smooth finish , re-cove.
Hallway - downstairs by the door plaster smooth and make neat. An area of less than1.5 sq m.
Bedroom 1 - overboard ceiling, plaster to smooth finish
Bedroom 2 - overboard ceiling, fix new angle beads on all external angles , plaster all walls and ceiling
to smooth finish.
Bedroom 3 - overboard ceiling, fix new angle beads on all external angles, plaster all walls and ceiling to smooth finish.
Total quoted price is £2,300.00, which is more than I'd expected. It works out to £460 per room. I live in the Brigton area.
I've never had to deal/negotiate with tradesmen before (was always renting until now) so no clue how to check prices. Our friends had some walls skimmed by a different plasterer, but no plasterboard, and paid about £300 per room.
I am having another plasterer on Friday to get me a second quote.

The overboarding is the clear difference in jobs. I've paid 300-350 per room and I am in the north east. I don't think it's too bad to be honest.
Is overboarding actually required?Thinking critically since 1996....0 -
Hi, there is an old lath and plaster textured ceiling (not sure how old), which looks hideous and I do not understand how something like that could have been fashionable in the past.
Overboarding just seems like a more sensible option.
I am having a few more quotes this week, so I guess I'll have to wait and see.0 -
The boarding is the difference - materials and labour. Which makes perfect sense compared to your friends. Boarding ceilings is a more labourious task, as is skimming ceilings.
Lathe and plaster is not the same as Artex, which is what you are talking about when you talk about textured ceilings.
An original lathe and plaster ceiling in a period property would have been smooth. If it is lathe and plaster and then Artexed, a new textured coating would have been applied to hide the cracks, probably, in the ageing ceiling.Everything that is supposed to be in heaven is already here on earth.

I'm doing this exact same thing but room by room instead of in one go.
In my own opinion this seems a fair quote.
Living in the place when this work takes place isn't an ideal scenario as the contents of the 'worked in' room have to be completely removed/stripped to facilitate the space to work in there.
I have limited space, here, so contents of that 'worked' room have to go into one of the other rooms - i've 2 more rooms to go yet but am fed up with living in chaos so i'm not starting another room until late summer !0 -

I thought about it too, is it more expensive because overboarding a ceiling is a two man job?0
