What does a surveyor take into account when valuing a house?

    Just let the surveyor do his job, don't point things out, and don't try to influence him at all. Give the poor chap tea/coffee, and stay out of his way. He will ask if he wants answers.

    Yes, all you have mentioned will affect the valuation, and to a surveyor they will be bleedin' obvious. He will also note (effortlessly) the age of wiring, the state of window frames, roof condition and chimney repointing, the likelihood of subsidence, and any signs of dry rot. Then he will have a first sip of tea....

    Mind you, he will have set out from the office with three figures in mind - excellent condition, average, and 'ooohhh dear, wasn't expecting that...', and he will pluck one of those out in all likelihood.

    That's assuming your surveyor isn't a "survayer", a bloke wots got surveyor printed on his hiviz jacket, on the back so he still can't spell it, who has been bunged fifty quid to claim it was surveyed, so the landlord can charge tenant what he wants... I've known that to be done... but, you've googled the guy, and he can probably spell his job title...

    Nah, tea, biscuits, refill if wanted, and just let him be. His life is pretty poopy at best, don't make it worse!
