Are the NHBC involved?
I've bught 2 new builds and whilst I understood finising can be shoddy I thought the fundamental were checked by NHBC.0 -
It is up in County Durham. I am not too sure what is happening with the NHBC cert tbh. I assume as we got to the day before completion it was signed off but then when the crack appeared the wouldn’t let it go ahead. It’s very difficult to get a straight answer out of the developers I have asked for a reason as to why it cracked and no-one will tell me anything. I requested through my solicitors the engineer report but, again, nothing. Surely as I am going to be buying this I have a right to know these things.0

Is it only your holding deposit you stand to lose if you walk away? If so, that might be considered a small amount to pay in the scheme of things if the situation continues to worsen. Have you checked that with your solicitor. Have you a plan B in formulation?0 -
Just a small couple of thoughts
Make it a game/extended holiday for the little one. Depending on how small a child it could be made lots of fun.
If you pull out today would you be kicked out of the holiday let? Therefore needing to find a place to stay while you look for another place to buy?
Can you afford that as well as whatever fees you will lose.63 mortgage payments to go.

The house will need sign off and putting in steels should make it structurely more sound. Who is the developer a small private firm or one of the larger companies? Also it is in there interest to finish quicker as the longer it takes them it is costing them money as well.0

That's what exchange is. The "fully committed" part of the process - where nobody can pull out without serious financial consequences.
You've been peculiarly shafted, a very rare occurrence.
Your act of performing the exchange is what tied you in. If the house had burnt to the ground as you were approaching you'd be in the same position: you promised to buy it.0 -
To make matters worse our mortgage offer is due to expire and completion before this is looking doubtful. As we now have no fixed address my credit rating has taken a hit and I am concerned we would not be granted an extension. Where would I stand from this perspective as we purely have no fixed address due to the developers delays!0
