You need to be clear what period the rent paid on the 5th actually covers.

It sounds like it covers 5th to 4th, since you made an extra payment when your rent payment changed presumably to cover the period from lod payment date to new payment date.

As explained, your tenancy periods never change, so the period from rent payment date to end of tenancy period is no longer a full month. Hence the pro rata daily payment.

Sorry, I don’t know how to be any clearer. I asked if I could pay my rent on the 1st of each month as opposed to the 18th. They said yes and advised it would be due by the 5th - to ensure funds were cleared for landlord after I paid on the 1st. And so the first time I paid the new sum I had to make a pro rata layment to cover 18th-4th. But what I’m understanding is this didnt change the tenancy periods so actually the last rent I’ll need to pay will cover 5th-21st.

Ah now that's a different question!

So, much depends whether you believe me, or believe whatever the agent says.

And then what you decide to do about it.

Ultimately, assuming you believe me, and decide to act on my advice (rather than reach an agreement in writing with the agent), then any dispute over eg arrears, or insufficient notice or deposit refund would end up in front of an arbitrator or judge who would decide between my and their claims......

Well having checked the relevant legislation I’d say you were definitely right. The agency, however, have always proven absolutely useless and uninformed with just about everything. I’m dreading even sending notice in as I know they’ll probably say it has to be from the 5th-4th *eye roll*
