Hi all,
After some help/advice if possible. Me and my partner were caring for a family member with dementia who has unfortunately passed away. We are now having to find a home ASAP due to the house being sold.
We have a DIP with Nationwide at £177,000, we have had a offer accepted at £187,000 on our dream house and something we can hopefully get going ASAP.
I have a 15,000 basic, a minimum of £6,000 in commison a year which we've underestimated dramatically.
Partner has a £18,201 basic and does some overtime but haven't included this on the DIP.
I have monthly outgoings of £150 on a £3,000 loan and no other monthly commitments. Both in early 20s.
Reason for panic is, we have issued socilitors and using a finance broker, I've only been in my role for 3 months so they want my 3 pay slips to prove commission, which I can't give until I get my payslip this month.
We need this to all go through otherwise we will be homeless.
What do you think our chances are when we actually apply for the mortgage at the end of the month? As by that point all the conveyancing and so on will be nearly done by then.

Impossible to say, the lender will do their own affordability assessment and will consider your application alongside their guidelines and attitude to risk - if using a broker they should be ensuring that everything is acceptable.0

Thanks for reply Bermonia, yeah I know it comes down to affordability which I've done some calculations, we have a lot of disposable income after paying the mortgage and loan payment etc.
