Buying a new build

What a polava im having. Sorry for the long winded post. Please bear with me.

So i moved into a private rent 3rd November. Meant to have signed 6 month contract but he put it down as a month rolling. Anyways, 3rd january landlord came to mine and said him and his gf had split so needed the house back. Hes gave me no written notice...
Anyways..
4th january, my mum had said she could give me 15,000 for a deposit on a house. So i went to see a new development to just enquire. Fell in love with a 3 bed shared ownership for 172,500. So my half would be 86,250.
Paid 500 reservation fee on 4th January. They put down contracts would be exchanged on 28th January...
So me and my husband got passed onto a mortgage broker that they used.
He did application with Barclays with a 10,000 deposit. It got declined due to a payment plan on file with Littlewoods that i totally forgot about. Couldnt see anything on a credit score site so i didnt think anything!
Managed to pass with Halifax but had to increase it to 12,940 deposit instead. They issued a mortgage offer.
They found a figure on paper that was wrong. Valuer valued it at 172,000 not 172,500..so it had to be issued back to get it corrected..turns out it wasnt his fault, some paperwork he had said same. So it got passed to housing development...they said they havent made the error..must have been the shared ownership company!!
So i got issued my mortgage offer on Wednesday 23rd and I still havent got the new copy. Said itll be next week..


So they were ready to exchange contracts on 28th January, will this make the process quite quick once ive sent my mortgage offer to solicitors? Whats the average time?
Just the Landlord have told me he wants me out by 10th March.

Anyone shed any light if its possible to have it all completed in 5 weeks?

  • The LL can't do what he thinks he can. As far as I understand it any shorthold tenancy has to be a minimum of 6 months. Phone Shelter and check but it seems like this LL doesn't know what he is doing. Even if it was 6 months and you were at the end of that, he has to give 2 months notice.

    Has your deposit been protected?
  • I thought this but with it being a 1 month rolling contract, i cant fight him. All i can fight him for is 2 month written notice as ive spoken to a solicitor. But i dont want no hassle, i have 2 young children at home with me and my husband isnt happy with the way the landlord is messaging me. I just want to try and be out in 5 weeks time.
    I didnt pay a bond as the deal was we was going to buy this property off him in 2 years time. But it does say on the agreement that £0.00 deposit is protected.
