Selling Bungalow with Felt on Timber roof

I'm in the process of selling my bungalow which has a pitched felt on timber roof. I must admit I had no qualms when buying 3 years ago, It was re-felted in 2001 as follows

first layer 36kg felt
second layer 125 high performance felt
Third layer 350 blue/grey high performance finish
all fully bonded in hot butumen.

The insulation is, wait for it - straw.
Our first viewer asked how long these type of roofs last and I must admit I don't know a great deal about them.
Does any one have any confident 'stock facts' I can supply to prospective buyers without having to pay anyone to inspect my roof.
It has been very serviceable and we have had no problems with it.

    Let any prospective buyer research this for themselves. Personally I would not expect a non-expert vendor to know the answer. But knowing the roof is approaching 20 yrs old I would (as prospective purchaser) be expecting some repair or replacement in a few years time.

    Is the 3rd layer 'high perfomance' felt or one of the more modern alternatives?

    Traditional felt will never last in the way slate or tiles will.But depending on quality your probably looking at 12 - 30 years max.

    As a buyer, I'd budget to have to re-roof shortly.

    I'd also be concerned about the insulation. I've no idea about the relative efficiency between straw and 'norma' man-made insulations, but fire risk would wory me!


    Does your insurer know? (I bet not, and I bet if they did........)
