    You say "The space was originally use as A4 (bar)" - so there's been no issue with that in the past? But now the lender are aware, and are enforcing their requirement? The previous occupant was lucky.


    Your intention is to use the space for A4 purposes? Unless your landlord remortgages to a lender without that requirement, I think this goes down as one of those "Should've checked before spending" situations.

    So do you want to run a bar?
    Have you been granted a Lease?
    Does the Lease exclude A4 use?

    If you have a Lease and it allows A4 then the mortgage is the Landlord's problem. If you don't have a Lease or if it excludes A4 why have you spent money on licenses and building works?
