10k budget

We have purchased a house and this is what needs doing. We only have a 10k budget and are hoping to get lots of things like appliances in the Jan sales but this is what we need (need translates to would like) to do so does it sound that we would do it all in 10k (doing most of the work accept corgi registered stuff ourselves)

Its a 3 bed inner terraced with the 3rd bed being an attic room. Measurements are basement room (already plummed) 12 x 12, Living room 12 x 12, kitchen 12 x 12, bedroom 1 12 x 12, bedroom 2 9 x 6, bathroom 3 x 6, attic room 20 x 10.

Central heating (boiler, 6 rads n 1 towel rad, all pipes etc)
Carpet in Living room, basment room, stairs, all 3 beds, laminate in kitchen
1 UPVC window (rest of house done but this one window) approx 3 x 3 ft
4 internal doors
New bathroom suite (sink, loo, bath with shower over) (this is all at cost as friend in the trade)
Bathroom walls n floor tiled
New kitchen doors / draw fronts / worktops (wanted full kitchen but think this will probably take us out of budget....would it?)
Kitchen tiles (splash back)
fire (hoping to get one that mounts in the wall so no surround etc)
TV (32-38 inch lcd - not to bothered about make as long as good reviews)
USA style fridge freezer with water maker
gas hob / over
washing machine & tumble drier
King size bed & mattress
2 sets of wardrobes and draws

think thats about it. thats the main issues anyway. I think CH will be most expensive, followed by the kitchen! Didnt want to spend 4k on a new kitchen, 3k on CH so only be left with 3k for all the rest!

Im happy to go sorce everything myself from online places or whatever rather than just buying ''high street'' if it will save £££'s

Also can we (as in my father) legally fit the bathroom for us?? He said he can do it, as in he know how and has fitted them before but he is not sure if there are new regulations these days where it has to be fitted by a certified plummer and you get a cert??

    how long is a piece of string?
    you can do nearly all the work yourselves, except for the boiler bit.
    you need to prioritise the items. ie the tv and the big fridge can wait.
    im sure you could even have a complete kitchen if you buy from wickes etc.. and fit it yourselves.
    my uncle has just fitted a complete new kitchen into his 2nd house (rented out) for 500 quid from wickes.
    things like the wardrobes can be 200 quid or 2000 quid! depends on the quality you can live with?

    Give the buiding control dept at the council a call, they'll tell you exactly.
