FTB - awaiting home report

i'm looking for some advice/past experience.
We are FTB in Scotland and had an offer accepted, the mortgage application has been made however the lenders require an updated home report as the original is 6 months old. It was put in our formal offer that we would need a refresh of the home report and that was over a week ago, I've been chasing the solicitor but they just keep saying they've still not received it and will let me know when they do.

Does anyone know how long it takes to get a refresh? Our mortgage if almost ready to be offered they just need the report - feel like it's taking forever!

    It will depend on how full the surveyor's diary is, when they can get access to the property, etc. And the sellers won't have instructed a refresh the instant they received your offer.

    You request report from agnt.
    Agent refers to seller next day (or two)
    So Day 4, Seller thinks "Oh hell! More money. Do I have to?"
    Two days later seller has confirmed he has to.
    Day 6 seller contacts surveyor
    Surveyor is booked up 10 days ahead.
    Day 17 survey is done
    Day 19 surveyor writes up report
    Day 20 report sent to sell
    Day 22 seller sends report to agent
    Day 23 agent sends you report


    Note: may be working days, not calender days.

    Assuming your offer was accepted on Wednesday last week, then GM's calender pretty much outlines the principles of the situation;


    EA advises seller on Wednesday that refresh is to be done, seller protests mildly, but is set straight by the agent after some to-and-froing.

    (BTW, there's nothing in the HR legislation that obliges the seller to pay for the refresh. It could be argued that if your lender wants the refresh, you or your lender should be paying for it. The seller has fulfilled all their legal obligations by providing the original report)

    Surveyor was fully booked for all of remainder of last week

    Seller has to find suitable time to be at home for surveyor this week (assuming EA doesn't have keys for property, and many don't routinely have them in Scotland), or needs to drop keys at surveyor's office. Surveyors do not work weekends, and we've already straddled one.
