My response would be "The lender has valued the property at £485k and that is now my offer. Please make the vendor aware of my new offer and the reasons why. The chain is complete and I have started searches. Please let me know if the vendor is no longer going to sell the property to me."

Or just go with what you had agreed as you must have thought it was worth that price.0
