Student rental contract for shared house query

1. Is it normal to not include all tenants names on the rental agreement? They have only included 1 of the 4 students names.
2. Is it normal for each tenant individually to provide a guarantor?
3. Is it normal for the guarantor to cover the entire annual rent of all 4 tenants? If that’s the case all of the guarantors that sign are covering 3 strangers, it seems to me.
4. The landlord is requesting all the personal data required for a credit check. Surely that data should go directly to the credit check agency to ensure the data is protected by GPDR?

1. No. Normally all four would be on the agreements as jointly and severally liable. It is difficult to see how a joint contract would work without all names added. Perhaps they are trying to evade HMO licensing.
2. Yes. But again difficult to see ho this would work if all four tenants are not jointly liable.
3. Sometimes. It is normal to cover all four as far as damages are concerned but often they only cover one person's rent share.
4. L is entitled to do their own referencing and to comply with GDPR in their own right.0 -
