Advise Needed Please

My sister has made an offer which has been accepted on a property that was listed with several agents. the property had been up for sale for a long time.
Although the agent she is buying through has duly marked the listing with SOLD stc the other agents still has the property up for sale. She is in the very early stages of the buying process offer was accepted last Friday.
Does she have any right to notify the other agents that she has had an offer accepted or is it purely down to the seller.

    I don't think your sister can or should go to the agents: from their point of view, it's none of her business what dealings they have with the seller. There's no requirement for a seller to take a property off the market when they accept an offer, so the agents are doing nothing wrong by continuing to market it according to their client's instructions.

    Even if it was a condition of the offer, that's not legally binding, although your sister could make polite threats to hold things up - not willing to paying for searches, etc - unless it's complied with.

    She should go to the agent she's buying through and ask them to speak to the seller. Apart from anything else, they have a strong interest in having their sale go through and not some other agent's.

    Your sister has no contract with the other estate agents and therefore no rights with them at all. In face she has no contract with the estate agent who has marked the the listing as sold. It's purely down to the vendor to decide how (s)he wants the property advertised so if your sister asks anyone it should be the vendor.

    Where I live it seems common practice that only the agent that has agreed the sale marks it as sold on RM etc and on their advertising board. The other agents keep it advertised as for sale up until the point of exchange of contracts, then they remove the listing/board.

    Is it not the case one should normally speak to the vendor through the agent, unless the vendor has requested otherwise? In this particular case, that's convenient because the agent will have every reason to do their best to get the seller to cooperate.

    The estate agent is just that i.e. the agent of the vendor.
