  • Pop down to the British Heart Foundation shop on Dumbarton Road and you can probably pick up everything you need for a few hundred. Being as it is in the West End, a lot of the stuff is high quality and fairly new. Also check out the Glasgow Freecycle group - I got 3 leather couches in great condition a few months back.

    Kingstreet - Yes the mortgage has been fully underwritten and approved subject to a satisfactory transcript of the home report. It wasn't just an AIP it was done directly with the lender and received underwriting sign off. The mortgage adviser said it was tight but no debts and stable employment history made the difference.

    MaudeLebowski - I know - the next house I buy will be a straight forward fixed price new build I think! - according to the agent some properties are going for over 10% the home report value...

  • Guess we pay a premium for where we choose to live - it'll all be worth it though!
    We had an 11% over HR Value offer knocked back as another offer came in for 15% over...that's always going to be the problem when demand outweighs supply.

    In which case why don't you just buy the critical illness cover from an insurer that WILL allow you to buy it without life insurance?
    Feb 2008, 20year lifetime tracker with "Sproggit and Sylvester"... 0.14% + base for 2 years, then 0.99% + base for life of mortgage...base was 5.5% in 2008...but not for long. Credit to my mortgage broker

    Just a quick update.

    I was successful in my offer, although on the morning of the closing date I upped the offer to £205,050, out of paranoia I guess that I would lose the property over a small amount. In the end this transpired to be a good call, as other offers had been made for £205,000, meaning there was only £50 in it!

    The offer document has been sent to my solicitor and contacts have been exchanged.

    The move in date is now 05/04/2019.

    The question I would now like to ask is, I have now spent more savings than I originally intended to on the deposit, meaning I will probably not have the required funds to buy a bed/sofa/other white goods straight away. Is it ok therefore in between exchange/completion to use credit cards / loans to get these items delivered that weekend, or am I best waiting until it's went through and then doing it, and moving in at the start of the following week?

    I would be wary of borrowing more immediately. Freecycle is a great way of getting things immediately. Can you take your bed from home?

    My affordability has taken a hit since we got the mortgage - I do have existing credit card balances though. You definitely don't want to take out any new credit before completion.

    We ended up buying our white goods new, but there was a lot of choice on eBay, FB, other second hand selling sites plus bigger charity shops.

    Also - could you stay with your parents a little while longer until you have the essentials in place? We had an overlap of a few weeks between our rented flat and purchased house which was really helpful.
  • I failed credit checks for finance on a new sofa shortly after moving into my new house - probably took 6 months before my credit bounced back from the hit of the mortgage. My mum kindly put the sofa finance in her name instead (coming out of my bank directly) but I would have just got one from a charity shop if she hadn't suggested that. Most of the rest I already had fortunately, as I'd been renting an unfurnished house previously.

    Congratulations! When I bought I spent the first month in my new flat with my camping mattress and sleeping bag, one stool and a bookshelf (priorities, right!) as my only furniture. And I think one small saucepan and no fridge, but there was a stove. Perfectly manageable, thought I did appreciate when the furniture came.
