Buy to let viewer

Morning,

We have had our house on the market for a week and have our first viewer tomorrow. The EA has informed that it would be an investment property for them. Is there any tips that you can give me or questions they may ask that might be different from someone looking for a home.

Our property is on the market for o/o £68,500 (we are in Scotland) and the home report states the valuation of £70,000. TIA

    They often offer low, that's the main thing to watch. Don't think you'll have the same probs as we might down south (dropping price last minute or pushing for early completion, as I think both will prob be agreed much earlier in Scotland). Sold to an investor twice and had no probs. One dropped slightly after the survey, the other paid asking price and hung on for nearly a year after two sales fell through.

    Well if they offer it means they find it suitable for their purposes (or why bother offering)

    If it's lower than you're happy with you can reject or counter offer. Does your agent know if they're an established company (already renting to people) or is this a new venture for them (ie how ready are they to progress? - could help you to know if they're in a hurry or if they have time on their hands)

    I'd disagree, most BTLers can and often will pay more for a property than a typical FTBer is willing or able to pay.. partly because they can get better mortgage deals and partly because they often won't need to factor in any refurbishment costs, if it's 'rental standard' they'll do little more than give it a lick of paint.
