You may also want to be aware that the owner will probably be liable to pay the initial agent the commission for introducing you as a buyer as this normally stands for a period of 6 months after any viewing. Whilst this isn't your problem, you don't want to agree a price, get part way through the process having paid out money and then find yourself with a request to increase your offer because they have realised they need to pay the initial agent's fee (and possibly the new agent who will insist they are due money even though they know full well the other agent introduced you as a buyer). Came across this so many times when I was in conveyancing!0

Regarding the last paragraph. It is difficult as it's subjective.
The vendor would say it's ready to be moved into straight away. We would say it needs some renovations and modernising.
In this particular area there have not been many come up for offer and therefore many sales to base this on.
IMO 250k is slightly over for the modernising and renovations that need doing.
If it was all done up and no work required 250k would be a fair price.
And yet it still fails to sell after a year? You need to be offering lower IMO.0
