How long to allow for selling my home?

I am retiring and selling up, as can't afford the mortgage on my pension.
I want to move in September 2008.
How soon should I put my house on the market in today's housing climate?
I live in London in the sort of area where we still get begging letters from estate agents constantly through the letterbox.
Any advice gratefully received.

    London isnt quite as bouyant as youd think. I have mates on the market right now, and they havent had a viewing yet and theyve been on for a few weeks.

    Why are you set on September 08?

    IMHO if you plan to sell, sell NOW.

    Knock the price down for a quick sale to a cash buyer.. and I mean CASH not "cash" as in the estate agent will tell you it's a cash buyer when in fact they only have a mortgage offer in principle.

    Get 6 estate agents in to price it, and advertise it with the one who prices it LOWEST at 5% less than they quote. Then knock off £5k a week until it sells.

    You do NOT want to be chasing the market down.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    you have no idea of where the OP is selling, house's are still selling in resonabile time if you price then correctly. I he took your advice he'd probably just through money down the drain.

    I have no doubt now that you want a HPC so badly that your trying to cause one of your own :p
  • Are you sure those EA leaflets aren't because nobody is selling or buying at the moment?

    London rents are extortionate. Would you be in a position to move out of the capital and rent out your old place?
