Hello,
I'm wondering if there are any builders/carpenters out there that wouldn't mind helping me. We are currently having a single story extension built on our property and the next phase is due to start (roof build, electrics, plumbing, plastering). Our builder has provided us with a quote and he is refusing to break it down. Does the quote sound reasonable for the deliverables outlined below?

The extension is 3m deep and 9m wide and will create two square rooms (kitchen and lounge) both 6m deep by 4.5 m wide.

  • VAT is included. It's a seperate builder that has built the walls (carpenter is now coming in to finish off the job)

    I only saw this because of Doozer's poll.

    Figure seems very high to me but the only way you will be sure is to get a couple of other quotes.

    It's impossible to say without seeing the job but my gut feeling would be more like £20k.

    I cannot fathom why anyone would split an extension build in to 2 phases and get separate quotes for each phase. That is a recipe for getting a high second quote and a logistical nightmare if different builder win each phase.

    The two builders are partners but they quote for their parts of the work separately. One does the foundations and builds the brick extension, the other is a carpenter and comes in to finish the job.

    I wanted to ask the question, but I also think it's really rather high. There's nothing there that is particularly special, given the provisional sums listed for items.

    If anything, I think the electrics are low or a bit realistic compared to the overall price.

    I'd be embarassed handing someone that quote, put it that way.

    That is bonkers. Bob quotes for phase 1 and gets the job and builds the shell. Bill knows he can pretty much double his quote for phase 2 because you are not going to get a second builder to finish the job. No doubt he splits his spoils with Bob.

    I suspect you will not have a choice other than pay the inflated quote if you want the extension finished. Ouch.
