As a Landlord, how do you choose a tenant?

Hi all,

I was just wondering how as a landlord you're able to pick a tenant from a number of different applicants?

Are there specific types of tenants that you prefer to go for? (Professional couples/singles, families, etc.)

    Yes. It's not really relevant unless you know the landlord preference.


    For example if I had a 2 bed flat in a central location I would aim at professionals.


    A 3 bed house in the suburbs, families.


    A 5 bed near a university, students.


    Etc.

    I just look for the one I think least likely to cause me hassle, based on the very limited information I have available.
  • I'm not sure it matters you won't know what someone's like til they live there.

    All the checks in the world won't stop someones circumstances changing which is totally out of your control.
    A bit like an MOT on a car, it's road worthy the day it's MOT'd but after that and before the next anything can happen
    One of my tenants I'd had for over a decade, relatively good with the odd blip very occasionally
    All of a sudden a new partner came on the scene and it took me months to evict and the mess they left was obscene
