Houses with basement garage construction

Looked at a house that is great, apart from the fact it has a basement garage. The house is two years old, and is raised a storey from the street with the garage underneath on one half and steps up to the front door and rear garden gate on the other half.

Rear garden is at main floor level as the house is built on a hillside. That means that the garage has two walls that are retaining and presumed tanked. Should this tanking fail, unless it causes any structural issues to the house it wouldn't be covered under the house warranty. This would result in costly internal tanking and loss of a bit of floor area in the garage.

Now the house is priced about 10% lower than the same sized houses with standard on ground level access and garage beside the house.

Head says it's not worth the possible hassle. Anyone else had an experience with similar properties?

    I/we are on a sloping plot, with a garage, front door and entryway on ground level

    The garage wall facing into the slope is not tanked, because there's void space under the rooms of the house on the other side. You may find this to be the case with the one you're looking at.

    I have something similar - lounge, kitchen, bedrooms, bathroom on 1st floor; main bedroom and ensuite on ground. No issues - ground-floor bedroom is great when its hot upstairs but you do go up and down the stairs a lot.

    No problems with water ingress into the void and we built into the void.

    Thanks. This house could well be similar as the garage depth is only half that of the house above. There are no habitable spaces below ground level so wouldn't be the end of the world of there was a small amount of water ingress, however ideal if there was none.
