Stamp duty (1xftb & 1xnftb)

Hi
Been receiving conflicting information from mortgage broker, sales consultant and online so looking for some clarification.
I am currently getting divorced (should be finalised by April/May) and have put an early bird deposit down on a house with my new partner.
- early bird is £500 for first refusal when plot is released around March time.
I jointly owned a house with my wife which I have subsequently been removed off the mortgage this month and been paid my equity. - so in short I’m not a FTB.
I am looking at buying a new build house with my new partner who is a FTB but, we aren’t married and she is Single and I will he classed as divorced.
We’ve been told different figures by different people that we are classed as FTB and that we’re not? So looking for clarification as the difference in stamp duty is around £5000.
House price is £400,000 (if we’re not FTB SD is £10,000) and if we are FTB then SD is £5,000)
Any advice/Help anyone please?

You are not a FTB so you do not qualify for the FTB SDLT relief even if you jointly purchase with someone who is a FTB. See the Guidance Note for more information.0 -
You're not FTB as one of the people buying the house(you) has owned before. simples!
Edit to add- When it comes to mortgages you may also not get quite the same rates as FTB's as you've been paying a mortgage recently. Banks tend to reclassify you as a FTB for mortgages after a period of a few years or so.Those who risk nothing, Do nothing, achieve nothing, become nothingMFW #63 £0/£5000 -
