FTB Japanese knotweed

Hi everyone,

So we are FTB and buying a new build. We are due to complete next week possibly. Just waiting for solicitor to finalise things with the builder. Our solicitor informed us Japanese knotweed has been found on the site but said it’s at the opposite end and currently has specialists treating it. The area it’s in is part of the site yet to be developed yet. Our house is in phase 1 this is in phase 5 area.

No solicitor said he isn’t concerned and is happy it’s as far away from our house as could be and an effective treatment plan and warranty in place. He also said he isn’t surprised as the land was empty for a long time previously. However I’m not so sure. Having never done this before I have zero idea what I’m doing. Any advice would be appreciated. I don’t want to give the house up ideally but I would rather do that than have a house full of knotweed.

    That's why you're employing a solicitor, to give you advice. Which seems sound to me.

  • Thanks. I know I should just trust his advice but it’s very hard to place my trust in someone when you have zero experience and are spending a lot of money.

    My next door neighbour has knotweed in their garden which I have been treating for them. And we appear to have knocked it back and stopped it spreading any further. It's endemic in my area on council land and people's gardens.
    The knotweed at the other end of your site with a good treatment plan in place wouldn't worry me in the slightest.
    All shall be well, and all shall be well, and all manner of things shall be well.

  • Thankyou. Think we will read the full report fully once he’s sent it over and just take his advice. I do feel better as he doesn’t seem to be taking any nonsense from the builder who is pushing for exchange. Instead he’s refusing to budge until he’s completely happy. (Which I’m happy with because the large gap between exchange and completion made me feel abit uneasy).
