    I also second checking the temperature of your boiler. For example, if your boiler is set to heat to below 50C (depending on your heating system), then you will have a lot of trouble getting the room temperature above 21C in the winter (energy balance). Try and set your thermostat to around 65C and see if you are able to get the room warm. Also check the radiator valves are in the open position and the pressure of your boiler. If not, you may have a problem with the insulation.

    Thanks everyone for the replies.


    To answer a few questions


    * We had the plumbing and heating subbie come and look over the boiler and rads - and hes adamnt they are working fine.


    * We're not trying to acheive anything above 21 - setting the thermostat really high was just to test out the system - the rads were boiling to touch - so the heating was trying to do its thing but the room just couldnt get over 20.5 ( which again makes me think theres an insulation issue)


    * The air test certificate states the house acheived a 4.03 ( target is 5 and anything below is good) however i note that these things can be "fudged" with contractors taping doors and windows to "help" push the air testing through) I cannot beleive for one min that the air test was executed "correctly"


    Ive shown a couple of the thermal images that i captured on the thermal gun to a friend who works in a design capacity in construction - he is adamant that there is no insulation below DPC - as there is quite a distinctive red band ( heating escaping) along the bottom of the exterior wall.


    Also i was putting things in the loft this weekend and came across a hole where i could see daylight.


    Also i have noticed the rough cast render looking wet below a bedroom window ont he opposite side of the house. I can only assume that water is getting in.



    I have sent all the information off the house builder in question ( local house building company) and was advised last Friday that it is being reviewed by their techinical department.


    I am going to wait untill tomorrow - if i havent heard from them - then i think i will filing a complaint to the NHBC ( which is what the house is registered under).


    Our house is the only house type on the development - I have asked our neighbours if they have had any problems with their houses - but they all appear to be okay. House house is plastered with rough cast - whereas their house is brick.



    I think i'll be insisting on an impartial survey to be done - looking at insulation etc.

    Sounds like you've got a valid complaint with the builder. Not what you expect with a new build. Good luck (hope you have patience).

    Have you got thermostatic radiator valves, if they are like mine they range from 16 - 24 I think, so setting a room thermostat is never going to go above 24 if the radiator valves turn off at 24.

    You maybe have yours set at 21 ish?
