Hi
I use a spreadsheet when preparing to do my tax return, and I have a rental property, but my spreadsheet is a bit rough and ready, and not published anywhere online.
It has the following rows and calculations, rows where data is entered from my accounts package are marked with an asterisk.
Rental Income *
Council Tax during Voids *
Service Charge *
Ground Rent *
Insurances *
Total Rent Rates Insurance Ground Rents = SUM of the previous 4 rows (Council Tax thru Insurances)
Property Repairs *
Professional Fees (Letting Agent) *
Bank Service Charge *
Legal, Management & Other Professional Fees = SUM of the previous 2 rows
Total Other Allowable Property Expenses *
Total Loan Interest *
Total Expenses (Box 3.25) = Total Rent Rates Insurance Ground Rents + Property Repairs + Legal, Management & Other Professional Fees + Total Other Allowable Property Expenses
Turnover (Box 3.24) = Rental Income
Interest Income *
Net Profit (Box 3.26) = Turnover + Interest Income - Total Expenses
Hope this helpsThe comments I post are my personal opinion. While I try to check everything is correct before posting, I can and do make mistakes, so always try to check official information sources before relying on my posts.0
