    My solicitor does no completion no fee. They take out insurance, they still get paid.
    I've had to pull out of two properties due to structural reasons, one early in process, one late. The £80 insurance policy x 2 saved me £1600.
    Hopefully they won't be using the insurance this time around!

    That's an interesting thought. Can a buyer take out this insurance themselves? What are the conditions on it?

    Another possibility is that solicitors may offer reduced costs for your next purchase attempt if the first one falls through. The market is slack at the moment, so they could price it such to keep your business.

    The insurance policy sounds like what I'm looking for assuming some of the caveats mentioned earlier such as setting a reasonable time limit on completion and the buyer lowering an already accepted offer after I have already instructed a solicitor).


    As I'm selling only with no chain, I'm just trying to minimise the risk overall and any duplication of costs due to something going wrong.
