Why my property lease only include the orginal buyer's name rather than my name?

Hi, I bought my flat in 2014. Now I want to re-mortgage it. But my solicitor requires a copy of my lease. I only have one copy which is a lease between the landlord and the original buyer (who bought the flat when it was newly built). I am wondering if it is the correct lease. Should it include my name as well? or it is normal the lease only includes the details of the original buyer?

This a document which created the lease between the original freeholder and leaseholder. It lasts for 99 years (125, 999 whatever it says). It cannot (normally) be changed during that time.

But it can be sold. The original leaseholder sold it to you, and that sale was (should have been) recorded by the Land Registry.

If you buy the current Land Registry Leasehold Title here (for £3), you should see that you are the current owner of the lease.
  • Thank you G-M, Yes I checked Land Registry Leasehold title and I am the title owner. So does it mean the lease is the correct one (even if it doesn't include my name) and I can send it to my solicitor? Thank you again

All leases are like this, including my own, which is 25 years older than yours. In the lease you are referred to as the Leaseholder, so if you bought the lease, then that is you. :D

As explained, it did not include your name when it was created, and cannot (usually) be changed. So unless you are the original named leaseholder your name will never be added to it.

Yes - you should send it to your solicitor. (keep a copy for yourself).
