Boiler service record

So, the solicitors have inconveniently managed to lose all the accompanying paperwork to our house. We have the deeds but nothing else like the Gas Safety certificate etc.
It's a fairly new build so the boiler is only 5 years old. We don't have a record of any boiler services (as this has been lost) and I want to find out if there is a way of tracking down this information?

Not clear how long you've owned the house, but how about:
Ask whoever has previously handled these documents whether they've kept copies?
Ask whoever the contractor was whether they can provide copies?
Get somebody out now to service it anyway? All that really matters is its current condition, I don't think previous services are all that relevant.0 -
There is no requirement to supply any kind of gas safety cert or boiler service paperwork when selling. If it was a new install 5 years ago, then GSR should hold records of it's registration, as should the boiler manufacturer, since it'll probably have at least a 5 year warranty.
Unless you paid cash, your bank statements will show annual payments to Bill Bloggs, Gas Engineer, for the servicing?
Alternatively, state that the boiler has been last serviced on x date and put that in writing: the buyer is then free to make their own inspection, at their expense, if they wish to waste their money.No free lunch, and no free laptop0 -

We bought the house circa 7 months ago.
The issue we currently have is it sounds like one or several parts need replacing - issues with the pump after bleeding it etc.
We don't have any paperwork for the boiler at all. Nothing for installation or servicing since it was done - we have no idea which company would have done either, except for the sticker on the tank that looks like a sign off upon installation.
My concern is if the boiler is within warranty because the previous owners had it serviced every year, I have no idea and no paperwork to prove it. I don't want to have to pay for parts when it's so young and likely still under warranty? (I haven't looked at how long the warranty is, just more concerned that everyone in our chain seemed to get really hung up on boiler service histories when we were selling/buying)
I guess it largely doesn't matter, just more irked that the solicitors lost all our paperwork for everything and don't care - I just don't want to be out of pocket too much by their incompetence and if I am, will probably complain to them.0 -
Well, why not claim on the basis you think it is covered by the warranty and worry about producing evidence of servicing if and when you're asked for it?
If you've got no idea whether there even was relevant paperwork then I doubt you have a claim against your solicitor. And that's assuming the relevant warranty even covers whatever the problem was and is enforceable by you as a subsequent owner of the boiler.0 -
Life lesson learned; if you're sending originals away to solicitors, keep a copy.

Only landords by law have to have a gas safety certificate. What make of boiler do you have? Try contact the MFG as many boilers have to be registered with them to initiate the warranty.The world is not ruined by the wickedness of the wicked, but by the weakness of the good. Napoleon0 -
OK Boiler make and model might give a clue as to any likely maker guarantee and/or warranty period (and if any warranty is transferable from original purchaser to a subsequent owner) ... and Ts & Cs of that you will need to jump through... plus limitations as to parts (only some?) and labour (if any).
BUT to claim they'd almost certainly want both the install/service record booklet(s) and Invoices for the services. Even if the install was properly registered with them.
But, again it may be in the T & Cs
Buying Solicitors often ask for this sort of documentation and have variable luck collecting it via the seller Solicitors. Some sellers simply do not keep such stuff!

A bit of a long shot. If you have the seller's contact details, contact them and explain your solicitor has lost the docs. Ask if they've kept copies or if not - ask when boiler was installed, by whom, how long was guarantee, whether it was serviced, by whom etc
If you don't have their details the EA might just be prepared to contact them on your behalf.
I recently sold my late sister's house as Executor and kept copies of all such important docs. I might be ultra cautious though:o0
