Solicitor Searches FTB

Hi,

I’m a first time buyer using HTB and have had my mortgage offer through today which I have now informed my solicitors that I will be accepting.

We have not yet received the ATP for the HTB as my broker made an error on the form, I paid the fees for the solicitor searches last week on their request but they have advised me they can’t start the searches on the property until they have been given the ATP.

Is this usually the case?

What are the next steps after the Agreement to Proceed has been received by the solicitors?

    The solicitor doesn’t want to incur costs on your behalf until they’re as sure as they can be that the sale will go ahead.

    Once the ATP has been received your solicitor should start the searches off and start investigating the title etc to ensure that it is good and marketable.
