Planning permission needed for change of use?
It will be. We sold our house to a doctor wishing to open up a surgery, and he needed to get permission for business use. This was fairly quick, but only because our house had once been a village shop, so it was reversion to business use as opposed to an application from scratch.0 -

Wasn't planning to move
Decent 3 bed semi are between 160-200 here
Zoopla value my house between 150-170
We said 200k would get him our place, but we were almost tongue in cheek with that price
180k would get him what he wants and secure my family with what we would like
He says planning permission should be accepted, take about 6-8 weeks which would allow him time to draw up a plan with his architect. His placce was A1 before he purchased it a few years back
Oh, I also have a garage with my property, across from me but not on same land...he isn't aware of that - yet. I want to keep that if possible as it has a collection of motorcycles and parts in it. Not all the 3 beds I'm looking at have garages

How much would it cost you to move to the next property - including stamp duty and legal fees and any mortgage arrangement costs and the costs of moving. Then you add something for the inconvenience. And that's the absolute minimum, if you otherwise had no intention of moving.

He did say to my wife that he'd cover legal fees, removal costs etc AND pay over market value.
My worry is that the market value from EA will be at lower end due to the things I mentioned earlier.
I think he will try to get the property for less than I want. So I just say no, sit tight and continue to reduce my mortgage each month and enjoy my life.
In meantime his missing chair will probably be losing him over 200k a year in turnover (based on £55 an hour)0 -
